OB Management Services is a real estate company providing
property management and accounting services for self storage facilities and
retail centers throughout the United States. We have managed over 3 million
square feet of storage space throughout the country. In addition to storage,
we‘ve managed in excess of 3,000 units in apartment complexes, over 100,000
square feet of office space and more than 200,000 of retail and light industrial
space since our inception – and those numbers continue to grow.
Our financial goals are to maximize our Net Operating
income (NOI) and cash flow for each development, but we also realize that
managing a property means so much more than that. We understand that creating a
good property means that our customers are successful as well. We provide top
customer service, with 24/7 access to a trained professional who is dedicated to
a site. Issues are resolved immediately. We proactively visit our properties
and invest heavily in them: “we understand that developments grow in value when
they are cared for.”
Investing in the training and development of our managers
ensures our success in all aspects of managing people. Our unique training
program consists of start up training as well as on-going sales, customer
service and marketing training. This 2 step training process keeps our
management team constantly learning how to better themselves as managers and
leasing professionals. Sales test evaluations are used to evaluate both our new
and existing staff so we can better train them in a way that is beneficial to OB
Management Services, our investors and our customers. Our people are excited,
enthusiastic and energetic.
Our management team consists of an Operations Director who
oversees regional managers. Each of our Regional Managers is responsible for no
more than five District Managers. Our District Managers oversee no more than 10
properties. We separate our Operations Team from our Leas-Up Team so that we
are able to hire professionals who specialize in those specific areas of
business. The Operations Team is responsible for the existing properties and
the Lease-Up Team concentrates on all aspects of the stores in the lease-up
phase. The structure of OB Management Services has directly contributed to our
success as a growing management company.
Our Automated Storage Division separates OB Management
Services from the rest! Our Automated Storage Division consists of hub
locations that are managed by a leasing professional. This leasing professional
can manage up to 30 un-manned self storage facilities. There is a kiosk or
“Automated Rental Center” at each un-manned location, allowing us to manage
several facilities from one centralized location. All of our properties have
kiosks so that our customer’s are never without a means of renting a unit or
paying their storage rent. From our kiosks our customers can rent a unit, make
a payment and even move in to one of our units 24hours a day, 365 days a year.
In today’s world convenience is important. We have made it one of our goals to
make things “simple” and convenient for our customers.
Each of our Self-Storage facilities is armed with a Digital
Video Recorder (DVR). Using the DVR’s allows our management team to view our
properties through the web. This is a unique feature and benefit to renting at
one of our facilities.
